Designing a home to sell takes extraordinary talent in that the interiors must be planned, to appeal to all prospective buyers. To accomplish this one must learn the skill of “attention to details”. As a stager, I always start with a full inspection of the “hard” surfaces of the home. Paying special attention to any repairs that need to be addressed. Hard surfaces are all aspects of the home that are stationary. Flooring, drywall, windows and fixtures. Moving on to the cosmetics of the home we outline items that must be edited. Next we make note of upgrades that will bring the homeowner a greater profit and enhance the appearance of the home. Upgrades usually consist of new countertops, carpeting, paint and etc. Once all of the these issues are addressed we move to the actual “staging” process.
Design helps you with emotions: yours and your prospective buyers. You must learn to love your house at the same time you learn to let go of your home. When you remember why you bought your home in the first place and clean it up with love, your care radiates throughout. Your buyers pick up on the undercurrents in your home; they want to buy happiness and a new lifestyle. You need to let go of your home so that you can be objective about staging your house. Think of your house as an investment or product for sale clears your emotions to pack up your personal treasures, which showcase your personality. This means that you create a new setting for your buyers, one that allows them the freedom to visualize their own personal treasures in your rooms.
Placement of furniture is important also. When reviewing your staging design ideas, think about where furniture can be placed to best use the space in the home. There should be a natural flow from room to room and no furniture items should overpower a room. And, the home should be professionally cleaned from top to bottom. If your interior walls need paint, it’s wise to paint them before putting your home up for sale. A clean, well presented home can go a long way towards the successful sale of a house. Also if there are any exterior renovations that need to be made, you should consider making them when staging your home.
